Nido’s take
Our favorite Flow for its community, and we pick it over Bezel next door when the community and the gym come first: a strong gym, a neighborhood grocery downstairs, and a social rhythm that has had time to settle in. The pool is part of the appeal; if an open view matters, pick your tower and side carefully. Every Flow offers a $45/month wellness membership with a doctor who can prescribe when you're sick, and the doctor is on site here. What you'll hear: "influencer building" and "cult." Early on Flow gave creators discounts to promote it, which is just advertising, and "cult" is what people call anything its fans love, like CrossFit. It's built around healthy living.
Inside scoop
The Park West condo towers (Marquis, 888 Biscayne, 1000 Museum) are a short walk east.
Parking is better now, with reserved spots. The leasing office is really good to work with, and there are events all the time: a good fit if you're new to Miami and want to meet people. There's a 24-hour look-and-sign deal: sign within a day of touring and you get an extra incentive, so ask what it is before you go and be ready to decide.

The newer West Tower in the back has better finishes; the East Tower has better views. Corner units get the best view, but it's modest. Line 08 faces north toward Miami World Tower, and from the balcony you can look over the Apple Store to a sliver of water, with open space between the buildings to the left.
Skip if
We have heard the internet is sometimes an issue. The valet gets mixed reviews, and delivery drivers have to go around the building. The steam room and sauna are often down for repairs, and the amenities run dawn to dusk. Around $3,200 for about 690 sq ft is a lot for the size; similar money gets you close to Icon Brickell. North and south face other buildings, and West Tower east-facing units look over the pool at the other tower.
Fees and move-in
Monthly on top of rent: $25 trash, $19 meter, $85 internet, $72 common area ($201), plus FPL electric. Parking is $350/month if you have a car. One-time $1,500 move-in fee, sometimes waived.

Approval
Flow may extend your lease a little past its end date if you ask. Two towers: confirm East or West before comparing lines. The pool was sunny around 1 p.m. during our visit; we expect good daytime sun, but exact hours vary with season and surrounding buildings.
