Nido's top Brickell pick: the units are big for the price, which is rare in Brickell. Landmark scale, two pools and fairly light fees.

Parking is a mission. Your first car is included, but open parking starts on the 6th floor and it’s first come, first served. Reserved spots were quoted at $175/month and still start around the 12th floor unless you wait out a long list; valet runs $20-something a day. The package room closes at 7:30 pm on weekdays and 5:30 pm on Saturdays and stays closed Sundays, so two-day shipping turns into three. Units are very big for the money, with large closets. One-bedrooms have a tub/shower combo, not a walk-in shower; two-bedrooms get a stand-up shower. No studios.

Fixed monthly fees: $90

$75 Breezeline (25 Mbps WiFi + two cable boxes), $12.50 trash, and $2.50 pest control. Water/sewer included. Electricity and required insurance are separate from this fixed fee total.

One-time

Move-in

First month’s rent + security deposit as low as 50% of one month’s rent, subject to credit and other qualifying factors. $150 application per applicant + $250 administration per unit, both non-refundable.

Insurance

Required before move-in. Renter’s insurance is required: $10,000 personal property and $100,000 liability minimum.

Approval

Most buildings want monthly deposits of 3× the rent on bank statements, or your last 3 pay stubs. A guarantor needs 5× the rent.
