Formerly Society Wynwood. The Flow for a fitness-first routine: train, grab food nearby, and live around people who make the gym and hot tub part of their day. Here, the social energy is the point — not a trophy view. Starbucks and Chipotle are downstairs, and Insomnia Cookies is close enough to undo that morning workout. Ask for
Choose an exterior line — especially east — if you want light and a real city view. For someone who puts wellness, food and community first, the building’s rooftop gym and active shared spaces are the draw.
Skip if
Wynwood gets loud and busy at night with the bars and nightlife; tour in the evening if you're a light sleeper. On the typical levels 4–8 plan, the inward courtyard ring (lines 35–53) faces other units rather than open skyline. It can feel like an enclosed urban courtyard, but tour in daylight if light or privacy matters; lines 43 and 48 are the interior 3BRs to flag most clearly.

- up to 2, $500 each to register plus $50 a month each. Renter's insurance with $100,000 liability is required.

Approval
Need a co-signer? Flow works with The Guarantors, which covers international renters, recent graduates and some renters with credit challenges. You need 3x the monthly rent in gross income. Flow may extend your lease a little past its end date if you ask. Heads up: leases run 15 months here, not 12 — plan your dates around it. Studios through 3BRs, so ask us which line fits. If a special comes with an application deadline after the tour, we’ll tell you.
