Renovated Art Deco rental buildings around Lincoln Road and Flamingo Park, walkable to the beach. Rentals only, no condo owners. The 4-bedroom townhouse at 16th and Jefferson is the standout and super nice.

Depot is five small communities, not one tower: Depot Michigan, Depot 16, Depot Lenox, Depot 28 and the new Depot 15. Prices start lower than almost anything in South Beach: studios from $1,820, 1-beds from $1,940 (444–815 sq ft), 2-beds from $3,094. The 4-bed, 3-bath townhouse is 1,435 sq ft from $6,990.
Walkable South Beach living: Lincoln Road, Flamingo Park and the beach on foot. Controlled-access gates, tropical courtyards, on-site maintenance and a bilingual leasing office.
Ask for
If you need space, start with the townhouse. For value, a renovated 1-bed near Lincoln Road. Ask which building has a washer and dryer in the unit and on-site parking.
Skip if
Low-rise historic buildings: no pool, no gym, no doorman. Some buildings have shared laundry instead of in-unit washers, and parking isn't at every community. Ask which one you're touring.
Fees and move-in
Pets: up to 2, 45 lb max each, $350 one-time per apartment + $50/mo per pet. Monthly fees aren't listed on their site, so we get them for you before you tour.
