New, quiet and bay-facing at the foot of the Julia Tuttle (I-195). Tulum-style interiors and resort amenities you'll mostly have to yourself, because not many people live here yet. You'll drive more than you walk.

Inside scoop

The direction you face is everything here. Lines 01, 02, 08, 10, 17, 18, 25 and 26 face the water; go higher for the open bay. Lines 10 and 17 look over the pool. The west side (Alton Road) starts on floor 3, above the garage. It gets more daytime light but no water view, and the lower floors don't get water on any side. On the west side, the north-end units look partly at the building next door. The 1-bedrooms from $3,050 are junior 1-beds (lines 13, 19 and 11): studio-size, about 570 sq ft, with a separate sleeping room. Full 1-beds run 670–826 sq ft and top out around $5,500–$5,700 on the bay-facing 17 line. Lines 08 and 18 are 2-bed + den on floor 2 (1,281 and 1,336 sq ft) and full 3-beds from floor 3 up. Lines 03 and 05 are the 2-beds (1,010–1,035 sq ft). 3-beds are lines 01, 02, 25 and 26 plus 08 and 18, 1,316–1,410 sq ft.

Quiet halls and empty amenities: 24-hour concierge, a second-floor bay-view pool with cabanas, outdoor kitchen and grills, 1,500 sq ft gym and club room, coworking offices, dog park and pet spa.

Ask for

A bay-facing line (01, 02, 08, 17, 18, 25, 26) on a high floor. For the lowest rent, a junior 1-bed on line 13 or 19.

Skip if

Line 04 gets almost no sun, and line 23 is tucked in a corner with less light. Walkability is limited: 41st Street has some shops, but plan on driving most places. Walls are quiet, but one renter could hear a dog down the hall, so ask who's next door.
